“A Unique and Utterly Charming Character Filled Family Home”
~Pam Golding Properties

“Creative in design and form, this distinctive family home, designed by Architect Jeff Stacey offers an abundance of character features. Appreciate the light filled living spaces among the tree tops. Open plan receptions with artistic features and natural elements instil a lifestyle of comfortable pleasure. Underfloor heating in the Kitchen, dining room, bathroom and large bedroom and under carpet heating in small bedroom”
This is an old property and it is not that pretty from the road! Nor does it have appeal being close to the traffic on Jan Smuts Avenue, Westcliff. Be that as it may, this property oozes character and will pull and tug at your heart strings.
Light-Filled Living Spaces Among Tree-Tops

A Lifestyle of Comfortable Pleasure and Romance

Large appeal to creative souls with an appreciation for time gone by and rich heritage. Attention to wall, gate and security features might make this an ideal home for a creative or lecturer at Wits University or Wits Business School or young professional business person or architect based in the Northern Corridor.

A big bonus is location, location, location with prime Westcliff a few metres away on Pallinghurst Road where property values are considerably higher than in Parktown

Westcliff has a resident base of approximately 40% of people who have lived in the area for more than 11 years and are middle aged 35 – 44 years; a further 30% of residents are in the mature age group 45 – 54 years. This is a sought after area with just over 90% of all property being freehold / full title properties.

Part of the charm of the Parks is its 100-year history that is reflected in some of the older homes and shops and the beautiful street and garden trees. Buildings older than 60 years are protected by the National Heritage Resources Act, 25 of 1999 which states that “No person may alter or demolish any structure or part of a structure which is older than 60 years without a permit issued by the relevant provincial heritage resources authority”. In Gauteng, this authority is the Provincial Heritage Resources Authority – Gauteng. (PHRA-G).

When an owner plans to alter or demolish part or the whole of a structure that is over 60 years, they are required to submit an application to PHRA-G and then to the City Council.

The Joint Plans Committee (JPC) is an association of Westcliff, Parktown and Parkview Residents’ Associations, as well as the Parktown & Westcliff Heritage Trust. The committee meets fortnightly and building plans and land use applications for the Westcliff, Parktown and Parkview areas are tabled and reviewed at these meetings. Heritage specialists such as Flo Bird, town planners and architects sit on the JPC. In attempting to protect the areas they represent, the Joint Plans Committee should be seen as a vehicle to assist owners. PHRA-G requires a letter from the PRA is submitted with their application. Failure to obtain the relevant permission from PHRAG could result in a criminal prosecution.
